The plan you are purchasing gives you the right to build the house one time. We recommend having Professional Home Plans make any design changes to the plans due to our knowledge of how the plans are designed. However, you can purchase the plans and hire a local professional designer, architect, and/or engineer to modify the plans. The copyright to the plans is not transferred to you or anyone else, but permission is given through the letter you will receive after purchasing the plans to allow them to make modifications.

All plans are copyrighted, and the copyright holder is Professional Home Plans for the original plan and all derivatives from the original plan.

All sales for plans and plan modifications are final. Due to the nature of our sales being delivered as digital downloads, we cannot accept returns or offer refunds for any plan sales.

Building codes vary throughout the United States. All plans conform to the specific building code(s) at the time and place they were designed. All plans must be updated by a design professional, architect, and/or engineer for your specific site conditions and requirements to bring the plans up to the level required for local permits which includes all required code notes. This service is to be hired out by someone of your choice in your area. Your builder can usually help you with this.

All of our plans are designed to use engineered floor joists and trusses. Since the truss drawings and engineered floor joist drawings are site specific and non-transferrable from the original lumber company (if applicable), it is required for new drawings to be obtained each time the house is built. Please contact the lumber company you will use to get drawings for the engineered floor joists and trusses for the plan you are purchasing.

Due to the wide variety of requirements for permits throughout the country, you will need to work with either your builder and/or building department to get a list of needed items to obtain the proper permits for your area. This includes requirements for energy, building, zoning, site plan, electric, plumbing, mechanical, and any other codes that are enforced in your building area.

Our plans do not come with a professional stamp attached. All structural engineering items are to be verified by a local engineer to account for your local requirements. If a stamp is required in your area, it must be done by someone that has a license in your state.
